About the Job

We have immediately available positions at our apartment community. This position is full-time with hours from 8:00 a.m. - 5:00 p.m. Monday - Friday; however, on-call rotation with the Maintenance Team on evenings and weekends is required.

The responsibilities include, but are not limited to:

• Maintain the physical condition of the property according to company operating and safety standards.
• Organize, prioritize and ensure that service requests and repairs are made correctly and in a timely manner.
• Oversee maintenance operations. Ensure that vacant units are made rent-ready in a timely manner (7 calendar days). Perform turnkey work as required. Ensure all make-readies are inspected prior to move-ins and meet property standards.
• Assist maintenance technicians as needed.
• Run a preventative maintenance program that minimizes emergency repairs and service repairs.
• Assisting with the response to resident requests and work orders in a timely manner (including, but not limited to, HVAC, plumbing and electrical issues.
• Performing on-call emergency services as required (in rotation with the Maintenance Team).
• Work with the property manager to prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
• Work with property manager to obtain competitive bids on major expenses.
• Other duties as assigned

Requirements / Qualifications

• Position requires a minimum of 3 to 5 years previous experience in property management maintenance, other building maintenance or related trade.
• Building maintenance experience is preferred (Multi-family experience is a Plus)
• HVAC Certification preferred
• Ability to diagnose and troubleshoot problems (HVAC, plumbing, electrical, etc.)
• Availability to work in any type of weather (heat, rain, cold, snow, etc.)
• Availability for night and weekend on-call rotation
• A professional and courteous attitude and demeanor when dealing with coworkers, residents, and the general public both on and off the property
• Trustworthy and Dependable
• Positive References
